Start purchasing after planning approval

Regarding the civil engineering of the elevator, the design department usually draws the same type of standard civil engineering drawings provided by professional elevator manufacturers in combination with the different structures of the elevator shaft of the building. Industry practice requires full or substantially full payment before shipment.

Select elevator function as required

Every elevator factory has a list of elevator functions, and buyers should understand these functions. The required functions cannot be dropped, the required functions will be available even if they are not selected, and the auxiliary functions can be selected as needed. For example, the barrier-free elevator function, there are no mandatory requirements for the completion and acceptance of residential projects, and it is usually not considered. The entire price of the elevator project should include the price of all equipment, transportation costs, customs duties, insurance premiums, installation costs, commissioning costs, and the manufacturer's commitment to the owner before and after the sale. When the elevator is completed and qualified, some later expenses are borne by the owner, such as elevator registration fee, installation acceptance inspection fee, fire (equipment) inspection fee and elevator annual inspection fee. The above-mentioned related costs, both the supply and demand parties should be implemented in the contract as much as possible, and it is the best way to avoid disputes to clarify the responsibilities of both parties in written form. When bidding, elevator manufacturers are required to report the price of wearing parts and maintenance costs. This part of the cost involves the cost of future use and operation, and the property company is more concerned about it.

Overall planning of delivery time

According to the progress of civil construction of the building, the purchaser may request the elevator manufacturer to specify the delivery date. Generally, the supply period for manufacturers takes 2.5 to 4 months, and the elevator equipment of general buildings is best when the building has been capped and the outdoor tower crane is about to be dismantled. If the goods arrive before this time, warehousing will inevitably occur. Storage problems, and then there will be secondary lifting, handling and other costs. Usually, the elevator factory will have a free storage period for a certain period of time. If it is not shipped after this time, the manufacturer will charge a certain fee.

The quality of installation is very important. The installation team is basically the same factory or long-term cooperation. Commissioning is generally assigned by the elevator factory. Finally, the after-sales service is clarified. The after-sales service of the elevator must be handled by a professional maintenance team.

Elevator acceptance can not be sloppy

The State Bureau of Technical Supervision has acceptance procedures for elevators, but they are usually only responsible for safety and are not comprehensive enough. The owner and the supervision unit must accept the elevators according to the elevator acceptance standards and the functions determined in the contract item by item, such as strict unpacking acceptance, process monitoring, concealed acceptance and functional acceptance.

Special person controls the elevator to ensure safety

After the installation and commissioning are completed and the internal acceptance is completed, the elevator is ready for use. According to the regulations, the elevator is not allowed to be used without the acceptance of the technical supervision bureau, but usually there is a period of time before the acceptance of the elevator after installation. At this time, the elevator unit and the general contractor should sign an agreement, the elevator unit will arrange a special person to drive the elevator, and the general contractor will use the elevator according to the requirements of the elevator unit and bear the cost.
